That sounds pretty much the plan (in fantasy, I can’t actually afford it!). The biggest issue is that is the heritage overlay, so some things would have to be done quite carefully to be allowed. But I think everything I want is achievable there, it is within walking distance to everything and opposite the botanic gardens. I’m a bit sad I don’t have the money ☹️
